As a landlord, you have an obligation to ensure that your property complies with the current regulations. All furniture must comply with the Furniture Regulations 1993 (fire, safety amendments) and Statutory Instruments 1993 number 207 (soft furnishings and beds). A valid landlord’s gas certificate every 12 months is also a legal requirement and we strongly recommend that you opt for the dual certificate which covers gas and electrical appliances. Client Money Protect (CMP) is a client money protection Membership designed to protect client money held by Property Agents and Professionals. The Member’s clients are protected in the event that the Member misappropriates the client money held in the course of running their business.
Next Property is a member of the Deposit Protection Scheme, which means that in the event that there is an unresolved issue over the allocation of a deposit, it can be referred to the scheme for an independent third party adjudication, which will provide a resolution fair to the landlord and tenant.
